Median sale price for March 2013 was $386,867 versus $342,792 a year ago, a 12.8% increase. This compares with a 10.2% price increase nationwide during the same period.
 
Median Sale Price reached a historical low in Sedona in May 2011 of $243,000 while the 12 months moving average, a better measure of price trend, reached $315,000.
 
The trend line has shifted into a positive trajectory and at the end of March 2013 the moving average was $345,000, a 9.5% price increase from the lows.

In real estate terms, trading range is defined as the spread ratio between list price and sale price. In general, trading range is a good indicator of a buyer’s market when the trading range is tight (2003 till 2006) and a seller’s market when the range widens.

The trend line has been gradually contracting and the Sedona market today looks like it has reached equilibrium. March 2013 saw an exceptionally low spread of 1.1% between list and sale price.
