The homes sold in Sedona during the month of June were listed for 198 days on average before they sold.  This number is unchanged from a year ago but is 32% lower since the beginning of the year.
 
The trend line is historically elevated and has a neutral bias. Sellers who are lured back into the market on the premise of rising prices need to remain patient.
 
Day on Market or DOM tracks the number of days a property is listed before it is sold.
DOM is not in itself a reliable predictive tool as it does not track or correlate with price movement, inventory or sale volume.
Rather, it is a useful indicator for sellers to predict the time it may take to sell their home and for making adjustments in the asking price in accordance with their expectations.
DOM is also a better measurement of buyer activity. Buyers ultimately control the process and may use the data to leverage their buying power.

Year to date, homes sold in Sedona have experienced a reduction in Days on Market from a year ago, the luxury market being a noteworthy exception.
